The neighborhood also provides convenient access to Northwest Crossing and Bend’s west-side restaurants, shops, and amenities. Homes and lots tend to be larger, more private, and heavily wooded, with prices generally reflecting the desirable location and proximity to nature.

Southwest Bend

If you’re looking for a quieter part of Bend with a more residential feel and plenty of access to the outdoors, Southwest Bend may be worth a look. Located between the Deschutes River and Highway 97, this area has seen a lot of growth over the years, with a mix of established homes and newer construction. The Deschutes River, nearby parks, trails, and surrounding forest areas make it convenient to enjoy the outdoors, while the Old Mill District is just a short drive away for restaurants, shopping, breweries, entertainment, and more. The area is generally more car-dependent, but that comes with a little more space and a quieter feel. A great fit for buyers who want a more residential lifestyle, room to breathe, and convenient access to both nature and the amenities of Bend.

Southeast Bend

If you’re looking for more space, newer development, and a little more distance from the busyness of central Bend, Southeast Bend may be worth a look. The area is continuing to grow, with new parks, neighborhoods, and infrastructure adding to the appeal. You’ll find fewer commercial amenities immediately nearby, so most everyday errands and trips into downtown will require a drive. In return, Southeast Bend can offer more space and a quieter setting while still being within reach of the rest of the city. A great option for buyers looking for newer homes, a little more breathing room, and convenient access to the rest of Bend.

Old Farm District

True to its name, the Old Farm District was built over historic agricultural lands. Today, the area offers larger lots, quieter streets, and a little more breathing room while still keeping you connected to the rest of Bend. You’ll find a great mix of classic and newer homes, along with beautiful views throughout the area. Alpenglow Park is a standout amenity, adding even more outdoor space and recreation to the neighborhood. Given its established nature, inventory can be limited, but when homes do come available, this area can offer an attractive alternative to some of Bend’s higher-priced west-side neighborhoods. A great fit for buyers who want more space and a quieter setting without giving up convenient access to Bend.

Orchard District

Getting its name from a massive apple orchard that operated here in the 1930s as an agricultural experiment, the Orchard District has a little history tucked into its central Bend location. It offers convenient access to downtown, restaurants, shopping, parks, and everyday amenities without necessarily carrying the same premium as some of Bend’s west-side neighborhoods. You’ll find a mix of established homes, newer construction, and townhomes throughout the area. Pilot Butte is a standout feature, offering trails and beautiful views of Bend and the Cascades. If you’re looking for a central location, a variety of housing options, and convenient access to Bend without necessarily paying a west-side premium, the Orchard District has a lot to offer.

You’ll find everything from established homes and newer construction to apartments and condos, giving buyers some flexibility when it comes to price point and property type.
